Rents

Keniston aims to charge affordable rents and service charges are also payable on most properties.

The government has set a formula for housing associations to use in setting rents up to 2012. Where our rents are not as high as the rent calculated by this formula, annual increases will be at RPI + ½% + £2 per week.

Average rents including service charges were as follows:
Please note that service charges vary considerably and are generally higher on flats and sheltered flats in particular.

Assured rents and all service charges are increased on the first Monday in August each year. Fair rents (paid by secure tenants who generally have held tenancies since 1989) are increased following the re-registration of their rents by the Rent Officer Service - an external and independent government agency.

At the beginning of 2003 we reviewed our future expenditure in the light of increased maintenance costs and have concluded that it will be necessary to increase rents to 5% above the target rent calculated by the government formula. This is the maximum allowed.

If you would like to compare Keniston’s rents with other housing associations and or local authorities, please visit the Housing Corporation website and search the library for the most recent guide to “local rents”.
